How Long Does it Take to Build a Modern Home in Florida?

How long does it take to build a modern home? This video will work for you if you have a lot, and you want a builder to build on your lot. Or if you're thinking about buying a pre-construction home from a builder that has already started construction.

Building a modern home sometimes is different from building traditional homes. A modern home builder that builds a luxury modern house also needs to think about all the options that come with that home, such as swimming pools, outdoor kitchens, and elevators.

Those are the aspects that a traditional home sometimes don't have and makes the construction time a little extended from a conventional home.


Pre-Construction Timeline


The first phase in building a home is pre-construction.

What does it mean by pre-construction? Pre-construction is a time that the architect and designer use to design your home.

The permits that sometimes the builder needs to submit to the city or County officials and all of the adjustments you make before you can start even moving dirt on the new home.

Pre-construction generally takes between one and three months. Still, it can vary because of the many aspects involved, especially the design. Because sometimes, if you're building your home on your lot, you want all the details to be covered.

This door cannot be here, this wall can be moved, and I want this window, or whatever the reason is, it will add time to that pre-construction phase.


New Home Construction Build Timeline


Now we talk about the construction, the actual construction time. It can vary between six and nine months. There is a lot of unknown reasons that that time can change.

For instance, mother nature, rainy seasons. When we approach the holiday, Thanksgiving, Christmas, and New Years' many subcontractors, go and see their families and spend time, and they're coming back in January.

Sometimes they delay coming back. That also delays our construction process.

Remember that there are many stages from the foundation, site prep, and the foundation to cleaning when the house is done in the construction process.

Going through mechanical electrical, plumbing, framing, roofing, flooring, kitchen cabinets, kitchen counters, putting doors, putting windows.

Everything is done in between six to nine months.

I have to impress upon you; they can vary based on the stages that I gave you before and based on the potential issues that you may have with time.

For instance, one of the things that come into my mind, hurricane season in Florida. Sometimes we get weeks that the way that it's impossible to build. So those two, three weeks, or even more, we need to stop. That adds to the period of six to nine months.

I want you to be aware that it's not a science, it's usually 6 to 9 months, but it can be extended. No less than six, but it can be more than nine.
